Dealing with Lettings during the Coronavirus Emergency

April 10, 2020 by Tessa Shepperson

The recording of Robert Brown’s first webinar is now available to view.

If you were registered for the live webinar, you will be able to watch the recording via the link in your email.  Otherwise, you will need to pay £12 to view.

All proceeds to the British Red Cross.  As of 9 April, we had raised £1,110 which has now been sent to them (I had to send a cheque as the online payment failed for some reason).

The webinar includes discussion of the following

  • Repairs
  • EPC, gas & electricity inspections
  • Tenants withholding rent
  • Buy-to-let & mortgage providers
  • Viewings & new tenancies
  • Airbnb and holiday lets

Note on Gas Safety:

To clarify the advice given in the webinar: The Gas Safe Register are suspending their routine Inspection Events. Landlord safety checks can still go ahead, but some precautions have to be taken and we have heard that some landlords are finding that engineers are needing to cancel appointments for various reasons (and there were some comments to that effect during the webinar from landlords who are finding that their normal engineer is not able/willing to attend).

The HSE guidance, which Gas Safe Register have also published, is that checks of properties occupied by vulnerable or shielded people can be delayed. They also say that if the occupiers are is just carrying out “standard” social distancing then the check can be carried out provided that precautions are taken (which may not always be possible in, e.g., a studio flat), but they acknowledge that even then landlords may have difficulty in getting the services of a registered gas engineer.
